Leasing and Application

Applying at Boynton Tropical is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps. 

To complete your application you will need: 

- A valid government-issued photo ID 

- Proof of income (see acceptable income sources below) 

- Application fee per applicant 18 years and older 

Applicants must have a combined household income of at least 3 times the monthly rent. For example, for a $2,500 apartment, a minimum income of $7,500 per month is required. 

We accept: 

- 60 days of current and consecutive pay stubs from your current employer(s) 

- Most recent [TIMEFRAME] tax returns (self-employed) 

- Official offer letter on employer letterhead (pdf) and dated within 30 days of application and verified by employer. 

- Two most recent bank statements (pdf) or brokerage statements (pdf) 

- Other: Pension or retirement income: most recent pension distribution statement or income verification letter from pension provider’s website. 

Court-ordered alimony or child support payments: copy of court order.

Proof of government payments (welfare, disability, social security): most recent benefit statement or benefit verification letter. 

Proof of self-employment income: most previous year’s tax return AND most recent personal bank statement. Tax return must include Schedule C that will reflect net profit or loss for a business. If a profit, divide the amount by 12; this will be the monthly income. 

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options. 

No, we do not offer short term leases at Boynton Tropical. Contact our leasing office for current availability and pricing. 

We offer flexible lease terms ranging from 12 to 15 months. Current available terms include 12, 13, 14, and 15 months. Contact our leasing office for pricing by term length. 

Yes. We offer incentives for veterans. Contact our leasing team to learn more about your exclusive benefit. 

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details. 

On move-in day, you will arrive at your scheduled move in appointment time to pick up keys, complete your move in day orientation with our team, and complete your move in inspection. All move-in costs must be paid in full before keys are released. Return your inspection form within 48 hours. 

Before moving out, please coordinate your move out inspection with our team, ensure all belongings are removed from the apartment, ensure the home is returned to its original condition, and all keys returned to the leasing office. Deposits are processed within 30 days per state law. 

Yes, a security deposit is required at Boynton Tropical. Please contact the leasing office for more information on the deposit. 

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law. 

Yes, all residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.

Boynton Tropical offers 1-bed and 2-bed homes ranging from approximately 782 to 1,372 sq ft. Visit our floorplans page to explore all layouts. 

Our A1 is a 1-bed 1-bath apartment featuring a double vanity master bathroom, spacious walk in closet, and private balcony. Our C1 is a 2-bed 2-bath apartment with two generous walk in closets, double vanities in both bathrooms, and an extra large private balcony. Visit our floorplans page for full layout details. 


Not at this time. We offer tours of representative model homes. Your unit will be freshly cleaned and move-in ready. 

Our C2 floorplans are corner homes with large windows that maximize natural light and select A1s with a large oversized arch window maximizes light exposure as well. Ask our leasing team for the sunniest options! 

Our apartments feature 9-foot ceilings throughout. Apartments located on the first floor feature 13-foot ceilings -- ask our team for availability. 

Yes, our B1 offers a den that can be used as a home office, guest bedroom space, or storage area. 

Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in brand new condition. Please complete your move-in inspection within 48 hours of move in. 

Absolutely! We will note your preferences -- such as lake or pool view, proximity to amenity spaces or elevators, etc. Our team will do their best to match you. 

Availability changes quickly! We recommend submitting your application as soon as possible. Contact our leasing office for current availability. 

Our leasing team will present you with comparable alternatives matching your preferences for layout, view, size. and floor. 

We will notify you approximately 90-120 days before your lease expiration with renewal options. To renew, accept your renewal offer, and sign your renewal lease agreement! 

An active adult community is a housing community designed for adults typically aged 55+, focused on independent living, low-maintenance lifestyles, and social engagement opportunities without the responsibilities of traditional homeownership.

Yes. While not a traditional retirement facility, Boynton Tropical is well-suited for independent retirees or semi-retired residents seeking a rental lifestyle with fewer responsibilities and more convenience. 

Utilities and Payments

Rent can be paid securely through our Entrata Resident Online Portal using debit, credit, or ACH bank transfer.  

Rent is due on the 1st of each month. A late fee equivalent to 10% of your monthly rent will be applied if rent is not received by the 3rd of the month. 

In addition to monthly rent, residents are responsible for:

- Utilities (billed based on usage)

- Hassle free living package (valet trash, pest control, internet)

- Parking (optional)

- One time pet fee per pet and monthly pet rent per pet

Early termination is possible with 60 days' written notice. An early termination fee of 2 months' rent will apply. Please review your lease or contact our office. 

We recommend setting up utilities at least 1 week before move-in: 

- Electricity: FPL 

Boynton Tropical is wired for high-speed internet. Internet is included as part of the hassle free living package.

Internet service is available through Xfinity and included as part of our Hassle Free Living community bundle. 

Complimentary Wi-Fi is available throughout the community in common areas - piano lounge, fitness center, multi-purpose room, and creative makers room. 

Electricity is provided by FPL. Contact them at 888-988-8249 or https://www.fpl.com/. We recommend doing this at least 1 week before move-in. 

Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7. 

Submit requests through the Entrata Resident Portal, or call our leasing office at 561-709-8965. For emergencies, call 561-709-8965 immediately or 911 for life threatening emergencies. 

Standard requests are typically completed within 1-3 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

No, we do not offer furnished apartments, but our team can recommend local furniture rental services. 

Yes, all homes include a full-size washer and dryer. 

All homes at Boynton Tropical include:

Yes, all apartments include a private patio/balcony.

Per fire safety regulations, open-flame/charcoal grills are not permitted on patios or balconies. 

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement. 

Yes, paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

Yes, Our homes feature USB charging outlets in select locations. Contact our leasing team for details.

The pool is open daily sunrise to sunset. Hours may be adjusted seasonally -- check the resident portal or contact the office for updates. 

Yes! The pool is open year-round, weather permitting. 

Yes! Boynton Tropical features outdoor fire pit, a dog park, outdoor kitchen with BBQ, putting green, and raised garden beds available for all residents. 

Yes, there are elevators throughout the community at Boynton Tropical.

Reserved surface parking throughout the community.

Yes, all parking is reserved.

Each household is limited to one vehicle per home.

Yes. All recycling must be brought down to the recycling room on the first floor. Please follow posted guidelines.

Trash bins are provided for each home and trash bins should be placed outside of your apartment door during designated valet trash pick up days.

Packages are delivered to the community's package locker hub.

No, additional on-site storage is not currently offered.

No bike storage on-site, your apartment is the ideal place to store bicycles securely.

Yes. Quiet hours are 10:00 PM to 8:00 AM daily. We ask all residents to be respectful of neighbors.

You will have full access to all amenities beginning on your move-in date. Your key fob will be activated at your move-in appointment.

Yes. Active adult communities like Boynton Tropical often provide resident events, social gatherings, and activity programming designed to encourage connection and an active lifestyle. 

Pet and Guest Policies

Yes! We welcome pets at Boynton Tropical. We allow up to 2 pets per home. Breed and weight restrictions may apply -- see our full pet policy.

We welcome cats and dogs: 

- Max pets: 2 per home 

- One-time pet fee per pet 

- Monthly pet rent per pet

All pets must be registered. Screened through PetScreening. 

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.

No, there is not guest parking.

Guests are welcome to stay for up to 7 days annually without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
